네요 or plain 아요/어요?
Both are polite, but 네요 adds the feeling of noticing something for the first time. That's why it fits reactions, and sounds odd for things you've known for a long time:
- 날씨가 좋아요. nalssiga joayo "The weather's nice." A plain statement.
- 날씨가 좋네요. nalssiga jonneyo "Oh, the weather's nice!" You just stepped outside.
With friends, drop the 요: 좋네 jonne, 맛있네 masinne.
군요: a close relative
(는)군요 (neun)gunyo also reacts to something new, but it often comes from something you heard rather than saw yourself, and it sounds a little more formal: 아, 그렇군요 a, geureokunyo, "Ah, I see."
